The variables that move those numbers most are whether plumbing relocates, how complex the tile pattern is, and what we find behind the walls. Every figure on this site is illustrative.

The measuring visit and the written proposal are free. The proposal is a fixed price for the scope described, with a named contingency line for concealed conditions such as rot or failed supply lines. Nothing outside the scope is added without a signed change order.

Yes. A design retainer secures your place on the calendar and is credited against the build. The balance is split across agreed milestones, with the final payment due only after the punch list is closed.

Because the parts that decide whether a bathroom lasts, pan slope, membrane laps, drain fall and substrate flatness, are all labour. Material is the visible half. Labour is the half that stops your ceiling staining in four years.

Everything that affects the rough-in, yes: valve type, drain style, fixture positions and vanity size. Paint colour and hardware finish can be settled during the build. We will tell you which decisions are on the critical path.

Client-supplied tile is usually fine if you order enough and we approve the specification. Client-supplied valves we handle case by case, because if the cartridge fails in year two we need to be able to get the part locally.

For most clients it is the single upgrade they mention a year later. An electric mat under porcelain on a two-hour timer costs relatively little to run and changes how the room feels on a January morning.

Non-negotiable in our work. Every bathroom we finish gets a fan sized to room volume, ducted in rigid pipe to the exterior, and wired to a humidity sensor rather than the light switch.
